My name is Diane Oquist and my husband, Roger and I have been doing Real Estate transactions since 2005. We have purchased single family flips and rentals as well as multifamily investments. Roger is also a contractor and custom home builder. We love everything Real Estate. I am extremely organized and have always managed all of our investments, so becoming a Transaction Coordinator was a natural fit. I look forward to helping you manage your Real Estate investments so you can focus on growing your business.

Our Services and Pricing
*All Transaction Coordination work & Servicing Setup Assistance will require a 50% nonrefundable deposit to begin processing. The remaining balance will be billed before submission of the final servicing packet, or at closing.
Cash Transactions $800
This is usually a cash transaction with no lender involved. Or we are working on traditional transaction for a real estate agent or brokerage
Novation & Wraps $1400
A complex creative finance purchase where there is a seller carry, and a subto transaction all within the same purchase.
Subto Wholesaler A-B $800
A transaction where a wholesaler is buying from a seller Subto the existing mortgage. The mortgage stays in the sellers name.

Lending EMD/PML $1000
For short term ernest money lenders or private money lenders who want to make sure transaction goes smoothly.

Hybrid Deal $1400
Property is purchased with seller's lien(s) staying in place AND all or a portion of the seller's equity is held as a second position lien.
Subto Buyer B-C $1200
The wholesaler assigns a Subto transaction to an end buyer for a fee. The mortgage is staying in the sellers name.
Rush Deals $250
Anything with less than 2 weeks until COE.

Seller Finance Deal $1000
When the seller of a property agrees to finance the transaction instead of the buyer using a traditional bank.

Post Closing Services $1500
Includes HOA transfer, POA, Insurance Setup, Morgage and Utility portal set up.
Contract Consultation Fee $150
